You have many choices when selecting a Real Estate Company to sell your home. At Golden Crescent Realty, we have a TEAM of experienced and dedicated agents that will work for YOU!

When listing your home with Golden Crescent Realty, we will provide the following as a standard service.

The Listing Appointment

The listing appointment is the first step in the process. Golden Crescent Realty uses a 2-step process for helping you set the right price for your home. The first step in this process is to actually see your home. This step is critical because we will use the information gathered during our visit to compare your home to similar homes that have sold in the area. Once we have gathered the necessary information, we will visit with you again, step 2, to show you the data we have gathered. At this point, we will work together to settle on the listing price and all of the particulars of the listing.

If you are satisfied with our analysis and recommendations, we will provide you with a listing agreement for your signature(s).

Get Your Home Ready to Sell

After the listing agreement is signed, we will make recommendations on preparing your home for showings and for taking pictures.  This part is critical as the pictures need to make a good first impression on qualified buyers.

We use a Matterport 3D camera on all of our listings to create a 3D Virtual Tour of your home and to extract high-quality still pictures to be included in the MLS Listing. We will submit the right number of pictures that best highlights your home into the MLS system.

Input The Listing Into MLS

After we have gathered the necessary information about your house and have taken the pictures, we will then enter your listing into the MLS System. We take special care to make sure the description of your house highlights the features of your house. We also attach all pictures and 3D Virtual Tour to your listing.

A copy of the listing will be provided to you for your approval.

At this time, a Golden Crescent Realty sign will be placed in your yard and a lockbox will be put on your front door for REALTOR access.

Marketing Your Home

We take great pride when it comes to marketing your home. Golden Crescent Realty markets your home in a variety of ways.

  1. We place an advertisement in the Real Estate Review brochure that is provided FREE to consumers. These ads will be placed on a rotational basis depending on the number of properties we have listed at the time.
  2. We use Social Media to its fullest extent as a marketing platform. In particular, we utilize the power of targeted Facebook Ads to reach people who are interested in purchasing a home.
  3. Golden Crescent Realty  also syndicates to many other third-party websites for maximum exposure. These websites include Zillow, Trulia, Realtor.Com, and many more.
  4. Entering the listing into the Cental Texas MLS gives great exposure to over 4,000 REALTORS and their clients.
  5. At Golden Crescent Realty we use a TEAM approach to sell your home. Our team is knowledgeable, dedicated, and available for prospective buyers.

Sell Your Home

Upon receipt of an offer for your property, Golden Crescent Realty will meet with you and thoroughly review the offer and provide you with options. We will negotiate the deal with the other agent until you are satisfied with the terms. Once you and the buyer have agreed on the terms, we will take care of all of the paperwork and communicate with you regarding inspections, appraisals, and any repairs that are requested. We will attend closing with you.

What you will receive from us at this point:

  1. Full copy of all documents signed related to the transaction.
  2. A Net To Seller Sheet estimating your proceeds after any payoff.
  3. Constant communication from your agent keeping you abreast of everything that happening as you move towards closing.
